Cosmic Development created a cul-de-sac featuring four unique custom homes, each on approximately half an acre. Situated in a rural area, the project required multiple waivers to bring the vision of Furst Design to life.

To maximize land use, applications were submitted and approved through the zoning department, allowing construction along property lines without the requirement of landscaping easements. This added over 4,000 additional square feet of usable space to the community.

Security and privacy were also prioritized. Waivers were secured to increase the standard wall height from 3 feet to 8 feet, and permission was granted to install a gated entry. Even the street name required a waiver—successfully obtained—allowing the community to make its mark on the Las Vegas landscape with the official recognition of SnowLee Court, now visible on Google Maps.

This project exemplifies Cosmic Development’s ability to navigate complex zoning requirements, secure necessary approvals, and deliver a one-of-a-kind residential community.
